What is an Energy Performance Certificate?

An Energy Performance Certificate (EPC) provides an assessment of how energy efficient a property is. It gives the property an energy efficiency rating from A (most efficient) to G (least efficient), together with recommendations for improving its energy performance. An EPC is produced following an assessment of the property by an accredited Domestic Energy Assessor. The certificate is valid for 10 years and is recorded on the government’s official EPC register. If you’re selling or renting out a property, an EPC may be required before the property can be marketed. There are some exemptions, depending on the type and circumstances of the property.

When do you need an EPC?

You will generally need an EPC when selling or letting a property in England and Wales. An EPC provides prospective buyers or tenants with information about the property’s energy efficiency and typical energy performance.

You may need an EPC if you are:

  • Selling your home
  • Putting a property on the market
  • Letting a property to tenants
  • Building a new property
  • Making certain changes to an existing property

If you’re unsure whether your property requires an EPC, contact us and we’ll be happy to advise you.

What happens during an EPC Assessment?

During your EPC assessment, we collect information about the property that affects its energy performance. This can include:

  • The age and construction of the property
  • The size and layout of the home
  • Loft, wall and floor insulation
  • Windows and glazing
  • Heating and hot water systems
  • Lighting
  • Renewable energy systems, where applicable

We’ll need access to the relevant areas of the property so that we can gather the information required for an accurate assessment. Once the assessment is complete, your EPC is lodged on the government’s official EPC register and you can access the certificate online.
